The Meaning of “Pay Yourself First” (7)
Brian Lee on July 29, 2010 3:22 pm
The original footage has the actual time burned into each frame, but once it is broadcasted, that information gets lost. Do you have access to the original footage or will you be working off of tv recordings? Any advanced editing software such as AVID or Final Cut is able to read timecode.

hey Brian, really enjoy your site. was hoping to pick your video production mind. i am starting a business and need guidance on an item. i need to be able to obtain actual times from thoroughbred video race replays. is there a way to get an accurate time from the video replay (frames per second), would it require a video editing program and which one would you recommend. any assistance would be greatly appreciated. i realize that doesn’t relate to this posting, but since it was the most recent one i thought you may see it and reply. thanks again Rich T.

This a great article. I would add the use of Clickbank which generates income and also finding business who want to use traditional methods of advertising such as distribution of flyers. They will pay up to £60 per thousand. Good people to approach are free newspapers, supermarkets, estate agents, replacement window and door companies, and carpet cleaning companies . Even doing a paper round can generate good money especially at the weekend when kids want to have a lie in.
Signs of Insecurity (45)
Brian Lee on July 29, 2010 12:58 pm
Great insight.
Lyn Murphy on July 29, 2010 12:57 pm
Insecurity is also exacerbated by today’s emphasis on living a relative life. We seem to determine our own self worth relative to what everyone else is, has, does or wants. This leads to even more insecurity as there is always someone richer, thinner etc.. Learning to spot our own intrinsic value and learning to want what we have vs. have what we want makes all the difference.
Brian Lee on June 29, 2010 6:58 am
Security is a long-term process of introspection and building yourself. Luckily, it becomes easier with age.

Five Ways We Stay Connected, Informed, and Entertained Without Cable TV (15)
Matt Bennison on July 27, 2010 5:33 pm
Hi, I just wanted share with people what I stand to save in money I am now NOT spending on paying for satellite tv. This year, and every year from now on I will save about £600. That is enough money for me to pay for Christmas, or a holiday for my wife and young daughter! This is amazing really, stopping and thinking about what you spend your money on, and the amount I am saving is large enough to make a real difference to my families life! Thought I would share that happy piece of news because more people can benefit in this way by downloading the software! Click Here For My Software Review! Thanks Matt
Nick on March 27, 2010 5:41 pm
I had already decided this about my future. I would not own cable. The amount of time my father spends watching reruns of NCIS is astounding and one of the reasons we’re in debt! He never catches the whole episode the first three times(he falls asleep!) he watches it, so we are forced to watch them over and over again. It’s come to the point where he’s putting off going to work in the morning to catch up on the episodes! Cable TV is a poison, considering 26% of the time we spend watching television is watching advertisements for things we don’t need, and cannot afford.

Hmm.. I don’t have as much experience in this area, but I’ve met many people in LA who work in the film industry from other countries. It might help to contact some employers through sites like http://www.entertainmentcareer s.net/ and see what they think. You might even be able to line up a free gig for a 2-week vacation and really test the waters that way.

Building a Mastermind Group for Real Estate Investing (22)
Brian Lee on July 16, 2010 8:42 am
Your specialists are important, but even more important in a mastermind group is a group of advisors who you would like to emulate. That is where you’re going to find those elusive answers that don’t appear in books.
Steven on July 14, 2010 10:02 am
What are the essential elements for a sucessful mastermind group in real estate investing? Accountant, Realtor, Project Manger? I am finalizing my plan and have been looking for this answer. Is there a majic formula for the creation of a mastermind real estate group? I will be joining lifestyles soon, but have been “sharpening the saw” in the meantime. The only thing stopping me right now is a busy schedule (new baby takes priority). I have the burning desire, and I have almost finished my plan, I am also using autosuggestion to stoke the fire under my burning desire, but the answer I can’t find is those skills most important to a mastermind real estate group.

Can Men and Women Really be “Just Friends?” (60)
Brian Lee on July 9, 2010 11:04 am
good insight.
g on July 9, 2010 10:13 am
Of course they can be just friends as long as it is not unrequited love, which is a terrible desease!
g on July 9, 2010 10:09 am
I found this interesting. I guess it is alright to be friends for a while but if she doesn’t feel similar after a while it might be difficult to continue to be friends, unless it was only a crash. It would be mad not to disclose quite early how you feel towards her otherwise you get hurt. I guess it is a delicate phase at the beginning of any relationship and the bloke should be considerate and control his emotional state for a while, also to explore what the nature of his feelings really are. Most of the time he will disclose too early anyway and she will suggest friendship at first in order to test him out. Don’t wait for too long but don’t act to quick – the feelings should be true and not some kind of replacement therapy. I am sure she will come around and if she doesn’t, move on; don’t hang around for ever.
Is Blogging Income Passive Income? (43)

I find that is the only way I can enjoy the whole blogging thing otherwise it feels too much like work and if you take the joy and fun out of the process the content will be boring and uninspiring.

Think and Grow Rich :: Book Review (17)

Awesome webpage!!! You are truly a follower of Napoleon Hill’s work. This is one of the VERY FEW books that promises to help you determine Who you want to become? What it is you want to do? When it‘s going to happen? Why THE MISSION IS POSSIBLE? And how you’re going to attain it? All through the aid and application of the “unknown and unused knowledge and power” they termed the “Carnegie Secret.” 1. Ready-Think 2. Get Set-Grow 3. Go-Get Rich Let life come and live generously, Host & Philosopher Juddha Shaddai Fitzgerald
Travis Bond on May 10, 2010 11:01 pm
Thank you for keeping Napoleon Hill out there. Reading Think and Grow Rich changed my life. I do find there to be subtle errors in it in regards to the concept of a “burning desire”. When you are too desiring you feel a lack and the “desperate energy” pushes what you want away from you. You can make a definite decision without the neediness. Maybe it’s just my own confusion. manifest your desires . God Bless Travis

Brian, I am trying to find an app that will keep track of daily tasks. I have tried a bunch and am not sure if i am asking for the impossible but I will try to explain. I want something that I can add muliple tasks that may or may not be time sensitive, but if I don’t get them done , they move to the next day automatically. I’d like to be able to enter them quickly like a to-do list, similiar to the Today program. But I also want them to remind me and move forward if they don’t get done. Is this possible? Thank you for your time.

The Details on the Blue Lake Deal (13)
Brian Lee on June 29, 2010 6:53 am
Hey Ashley. Thanks for the question. We don’t lose money because we buy them so cheap that even after the rehab, we still have $20-$30k in equity. The loans get paid off by our tenants, plus some for us to take home each month. Never over-pay! There’s an easy way to make sure you don’t and that is to run comps, or comparable sales on your house to make sure you are never into it for more than 70% of the after-repair value.
Ashley on June 22, 2010 4:28 pm
How stinkin awesome. Okay, I’ve been reading the Rich Dad Poor Dad Investing book and that led to searching on the net for random things and here I am. You’re site is great! I like the very specific…REAL…exam ples you post. SO, I do have some questions… We’re preparing to buy a duplex in a year and a half. We haven’t found one yet, it’s just the PLAN. I see these houses you are buying with loans and I’m wondering how one doesn’t lose money? —Stick with me here. So, you buy a house that’s 40K with a loan and by the end of the typical 30 years, you owe almost double (or at least a lot more) RIGHT? So, are you paying these off faster? Or, what are you doing? The thought of WAY overpaying for a house just makes me squirm…but then again so does going into lots of debt for real estate (which I’m working on getting over)…but…what do you do about paying off these mortgages and all that jazz? Thanks!
Brian Lee on May 5, 2010 8:45 pm
Yeah, we don’t buy unless it cashflows and has equity. That’s difficult to do on either coast, but you might have more luck getting away from the cities. Also, prices have come down quite a bit to where they might start making sense. You might try to find a local investor group and ask around to find out where they are buying. There might be some places that you haven’t though of yet.

Brian Lee on June 2, 2010 10:33 pm
Yes, the best strategy we use is: best product/best price to attract a large pool of potential tenants. Then, screen using strict guidelines. If you fix everything before you rent it, you won’t be hassled all the time with maintenance issues. Build up to 5 or 10 houses and then sell them for a multi-family property.

The credit crunch has meant that we have less competition on many of our deals. It also has sparked a movement of alternative funding such as owner-financing and private lending.
Tom Sommers on June 3, 2010 4:34 pm
Interested in your thoughts about how the credit crunch forces changes in strategies. I’m intrigued with acquiring land in growth areas like Texas that don’t have a huge overhanging surplus to be in the right place when credit health begins to return. I know it’s not a cash flow focus, but as they say — ain’t no more of it being made.

You its never a surprise when you walk up one fine day and think of doing something totally out of the box. I really think we should empower ourselves to do many activities which we might think impossible or would never define us. A similar stroke came to me when I thought of learning French… I had been struggling for so many years and every time I would take the initiation I would be struck by bad luck. It become so frustrating that I eventually came to think that its not in my stars to learn French… Weird huh!!! But only recently did I gear myself up once again and this time I did with a group of people. Till date I am enjoying my experience…. But with your added tips I think I will go crazy and try them too… Though actually visiting the place would have never come to my mind but as you stroll down this article, many of the tips are in conjunction with each other… And its true that if you don’t steer yourself from your native language you will never be sincere in learning the second language…. And sincerity counts

Thanks for the feedback. There wasn’t really any need for me to look at the property since we knew exactly what it was worth in good condition and had repair bids to know what it would take to make it that way. We’ve done enough of these deals to know a good one when we see it on paper. The phone rang of the hook from potential tenants during the rehab. Renting properties in solid, bread and butter neighborhoods is no big deal.

How to Be a Self-Determinist (9)
Kevin on April 22, 2010 2:27 pm
Your philosophy of life just seems a little arrogant and at odds with reality. The tensions or obstacles you define are real boundaries and ought to teach you some humility. Your ‘believe in yourself’ system is a lonely path, sometimes selfish, and always in the end ineffectual. To trust yourself completely, as you say, will leave you in despair– and those around you shaking their heads at your self-conceit. Is there not someone greater than yourself you can beleive in? This is a long ago post– I hope in the years that have passed you have grown beyond yourself and learned to be selfless in the midst of your disciplined life. I hope you have grown to see how inconsistent a self-determinist is– and how it is ultimately at odds with experience, relationships, morality, and the higher noble pursuits of men.
